Fenwick Woods Transitions to IMC Charleston

Hello Neighbors!


Within the last year, the HOA Board has had ongoing issues with Cedar Management Company. Some of these issues include not processing violations, nonpayment of certain HOA bills, and overall poor response times to the Board and individual homeowners. This prompted the Board to look at other property management companies servicing our area. In addition, we spoke to other HOA Boards before requesting proposals from seven companies. After receiving competitive bids, we narrowed it down to the top three. We then interviewed these three companies before voting unanimously in favor of one. The Board is pleased to announce that effective August 1, 2022, IMC Charleston will be our new property management company. They are a local company that has had excellent reviews from several other neighborhoods and we are looking forward to improved and new services from them. They will be e-mailing and mailing out a “Welcome Letter" this week that will have helpful information. There will be additional information coming from IMC and the Board in the near future.


One of the noticeable changes that we'll experience is the property management company "patrolling" the community for violations and common area maintenance. The Board has received repeated requests to have an outside company submit violations rather than self-report as we are now. During our proposal process, we learned that all seven companies perform this service as a core component to their offering. IMC Charleston will continue with processing self-reported violations from neighbors since their patrolling is unlikely to fully cover the violation challenges we have. We have mentioned in the past that services like this add to our annual costs. Many expressed their willingness to pay more. Given the increased cost to the community from other vendors and the new higher cost of IMC Charleston, the Board voted to increase the Annual Dues by $25, from $450 to $475 for the next assessment due early 2023. This is the first increase in Dues that the community has seen in over six years and since taking over management from the developer. The community is on a solid financial foundation leading into this management company transition and we believe this small increase in Dues, at this time, is appropriate.


As the Board works through the transition from Cedar to IMC, please continue to send your ARCs and Violations to Cedar until further notice.
